Maintenance plans for timber, vinyl, SPC and polished concrete

Looking after a floor properly can turn a significant installation into a long-term asset. FlooringPro provides scheduled cleaning, polishing, recoating and local repairs across Auckland for homes, commercial premises and aged-care environments. The right treatment depends on the flooring material, existing finish, wear pattern and manufacturer requirements; a timber recoat, vinyl deep clean and concrete re-burnish are not interchangeable services.

Our crews work with Bona, Sika and Mapei systems on hardwood, engineered timber, parquet, vinyl plank, SPC, bamboo and suitable concrete finishes. Many maintenance jobs can be quoted from clear photos, although uncertain coatings, moisture, widespread failure or commercial access constraints require a site assessment. Typical scheduling is around five to ten working days, subject to workload and scope.

Scratch and local damage repair

Light timber scratches may be hand-abraded and feathered into a compatible Bona Traffic HD or Bona Mega ONE topcoat. Deeper gouges can require colour-matched filler. On engineered boards, the wear-layer thickness limits sanding; below about 2 mm, blending or board replacement is generally safer. Isolated vinyl or SPC damage may suit heat-fusion repair or replacement planks.

Screen and recoat

A recoat abrades a sound existing finish with approximately 120–180 grit before one or two fresh coats. It can cost roughly 35–45% of a full sand and commonly takes one to two days. It suits floors with intact finish and no bare timber, deep stain, cupping or widespread adhesion failure.

Full sanding

Water damage, cupping, dark pet staining, scratches through to timber or a failed coating can require sanding back with sequential coarse-to-fine passes. If a damp cloth turns black from exposed timber, a simple recoat is unlikely to provide a dependable reset.

Plan around traffic

Indicative service intervals

An average lightly used timber floor may need recoating every five to seven years and full sanding after roughly 15–20 years. A family home with children or pets may benefit from recoating every three to four years and sanding after about 10–12 years. These are planning guides, not warranties: entry mats, grit, sunlight, pets, cleaning products, chair movement and finish thickness all change the cycle.

Cafés, retail and offices can need entry-zone recoats every 12–18 months, with a larger refurbishment at longer intervals. Polished concrete may need diamond-pad re-burnishing every 12–24 months and, where compatible, a densifier or guard review around every three to five years. Vinyl and SPC are not sanded; deep cleaning every six to twelve months and replacing damaged planks as needed is usually more appropriate.

Commercial traffic-area maintenance

Hallways, reception points, kitchen runs and entrances can wear four to six times faster than quiet areas. Rather than waiting for the complete floor to become tired, we can scope high-wear zone cleaning or recoating and blend it into the surrounding finish where the coating and layout permit. This can be substantially less disruptive and may cost 60–70% less than treating the entire floor.

After-hours and weekend programmes can reduce lost trading time. Compatible products, tested first

Systems selected for the existing floor

  • Bona Traffic HD: two-component waterborne polyurethane for demanding timber recoats; low-VOC and often walkable in socks in a few hours.
  • Bona Mega ONE: single-component waterborne finish for appropriate lower-traffic residential floors.
  • Bona Craft Oil 2K: periodic maintenance for compatible natural-look oiled timber.
  • Sikafloor and Sika ComfortFloor: selected resin or concrete repairs and polyurethane topcoat maintenance.
  • Mapei Ultracoat: a waterborne option for suitable parquet and engineered timber.
  • Diamond pads: staged 200–3000 grit burnishing for compatible polished concrete systems.

Before applying a waterborne finish over an older polyurethane, wax or unknown coating, we can screen and test a small area. Fish-eyes, peeling or contamination may require deglossing or full sanding rather than a maintenance coat.

Timing, limitations and aftercare

A typical 80–100 m² screen-and-recoat may be prepared and coated in a day. Depending on the specified product and site conditions, sock traffic may be possible after about four hours, furniture after 24 hours and rugs after seven days. Bona Traffic HD reaches full chemical cure in about seven days. The written handover timing always takes priority.

Dust extraction keeps visible dust low, and modern waterborne products usually have only a mild temporary odour. Nevertheless, rooms must be clear, ventilation managed and the curing finish protected. No spot repair is guaranteed invisible under every light. Deep pet stains may respond to local sanding and oxalic-acid treatment, but some damage needs board replacement.
